How Do You Choose a Contractor?

In the construction industry, there are companies large and small, and handymen of all skill sets. Knowing who is the right choice for your project can be tricky and a little scary. But, have no fear, with the right information you can confidently hire the perfect person for the job.
The first step, before starting your project, is to get a general idea of what you want to do and what that will require. Installing new doorknobs could be fine with a handyman who charges $25 per hour. However, building a new garage could run you upwards of $100+ per hour for a licensed builder. Most contractors will have a website or Facebook showing past work and featuring reviews. Don't be afraid to ask for references!
Be realistic. Are your dreams possible with your current budget? Recently we’ve seen huge increases in material costs and home renovations on their own can be expensive, but that doesn't mean they can't become a reality. You might have to cut back on some high-end finishes to afford the right contractor, but in the end, you'll have a completed job, done right, and done to last.
Know your timeline. If you have a new baby coming in 5 months and you have a 6-month addition to do, it might not be the right time. It’s also important to remember that the construction process takes time. Do not contact a contractor and expect them out next week. Depending on the size of the job there may be permits required, materials to order, and those things take time. On top of basic planning, many contractors are overwhelmed with work right now and are scheduling a year out. Don’t let that discourage you though! It just means you need to start planning now.
Hiring a large custom home builder isn't always necessary, or cost-effective. Some of the best contractors come as a one-man show with a handpicked team of specialized sub-contractors they regularly work with. These would be considered General Contractors and they are great for overseeing your projects. They are experienced in managing a job site and know how to schedule the trades to keep the ball rolling. You don’t want to wait a year for your project to be finished, and why should you? Whether you choose a full-service builder, or not, be sure to ask how work will be completed and what you can expect from the process.
We cannot stress this enough, always ask about licensing and insurance! Anyone can wield a hammer, but that doesn't mean they know how to use it! Licensed builders are held to industry standards and are required to complete continuing education, keeping them up to date on the latest changes to regulations and codes. They will know what inspections and permits are needed and will make sure everything is in place. And, when it comes to insurance, don’t bother with anyone who doesn’t have it. Contractors need to hold a certain amount of liability insurance to cover accidents, this goes for subcontractors as well. Make sure everyone who is coming onto your property has the necessary documentation.

This helps to avoid confusion and surprises! Contracts protect everyone and you certainly can't argue with black and white. Typically, a contract will also include information about payment which is important. You’ll want to understand what kind of down payment is expected and if payment is required throughout the project or only at the end. Avoid dealing strictly with cash, it’s not traceable, and less honest contractors may use it to take advantage of you.
There is a lot to consider when deciding on projects for your home. Finding the right contractor doesn't have to be a frightening experience, and once you find the right one, they just might be there for all your future projects!
